    An application submitted to the City of Toronto seeks Official Plan and Zoning By-law amendments to permit a 21-storey condominium development at 2993 Sheppard Avenue East, on the southwest corner with Pharmacy Avenue in Scarborough. Proposed by Laurier Homes with COPE Development Corp as project manager, the plan calls for a Kirkor Architects-designed building rising to a height of 69.65 metres, containing 29,308 m² (315,468 ft²) of gross floor area including 1,340 m² of ground-floor retail uses.

    The development would consist of a 7-storey podium with a tower with 750 m² floor plates rising another 14 storeys above it. Architectural diagrams for the proposal depict an exterior finish program including a mix of masonry, metal panels, a window wall system with vision and spandrel glass, curtainwall retail glazing, and dark brick.

    A total of 433 condominium units would be introduced to Scarborough's Sullivan neighbourhood, planned in a mix of 245 one-bedrooms, 160 two-bedrooms, and 28 three-bedrooms.

    Residents would have access to a selection of indoor and outdoor amenities of about 1,766 m² in total, exceeding the City’s required 4 m² per unit. The ground floor would contain around 196 m² of indoor amenity space connecting with a 300 m² outdoor space, while an additional 656 m² of indoor amenity space and 602 m² of outdoor amenity space are proposed for the eighth floor. Private balconies and terraces provide additional outdoor space for units.

    The site would be served by a three-level underground garage containing a total of 339 spaces, with 256 spaces for residents, 64 for residential visitors, and 19 spaces serving the retail component. There are 333 bicycle parking spaces planned, with 297 long-term spaces for residents and 36 short-term spaces for visitors.
